Got my house valued last week and its now on the market. Just got to sit and wait now for viewers. Its an ex council house so that has held the value back a little but i stand to make a fair bit on it.

I'm not too happy about a few of the things in the description such as, there is no mention of the carpets being new and the kitchen description doesn't mention the washer/dryer, it just says space for a washer/dryer. I'll phone them later and get them to sort it.

My old fella has a few houses and i'm gonna buy one off him in a couple of months when the tennents leave. Until then i'm back at my parents. I bought that house about 3 years ago with my ex and took over the mortgage when we split up. It was a good house to make profit on as it needed loads doing to it. Mortgage repayments are pretty high tho and its hard to pay them on your own. I'll be down grading when i buy the one off my dad but the mortgage will be less because of the profit i've made on this one.

had first viewer today. it was out of her price range but she wanted to see it anyway. The house is right near a very popular primary school so i reckon i'll end up with endless single mums coming round to view it.

had my first offer today, was the woman mentioned above. offered £109,500. asking price is £122,500 so obviously turned it down. cant blame her for trying tho.

Update: I accepted an offer this morning, £119,000. The guy currently lives in rented accomodation and has to be out by 1st june. There is no chain on either side and he has already been approved for a mortgage so hopefully it will be gone within 6-8 weeks. fingers crossed!
