Why won't the phone just ring
Made the offer 12.10, hopefully they wont keep me waiting until tomorrrow!
The house is on for £74,995, its all done out inside but the garden needs quite a bit of work to tidy it up and build a hardstanding at the top as it is quite steep so tiered. So i've offered 69k due to this and seems to be the ceiling price for the area

no bridgend is a bit expensive so its up the cymmer valley, from port talbot but its only ten minutes over the top from nantymoel

not suprised mate tbh. you have gone in 6k under asking price because of the state of the garden.
people generally knock off between 2-3k so i reckon they'll accept 72.5k but you may aswell go fo 70k as you dont know how desperate they are.

I had to wait just less then 2 weeks for mine, and thats only because i was leaving Europe at that point. Could have been longer

well i've offered 71K and the agents just rang and the vendor is thinking about it overnight. its been on 4 weeks and houses sell slow up these parts, this is the first offer they've had so im not going to jump in too high for the sake of it

a retaining wall would be holding back about 2.5 metres high and 6.5meters long, do people think it'll need two concrete blocks (Laid Down) width to hold that weight back?

I'd rather haggle than pay over a certain price though! You could easily end up spending more thatn the vendors ever wanted!

well they declined £71,000 saying they wanted "a little bit more" so i offered £71,001
nah i offered £71,500 and it was accepted

not yet no, speaking to my mortgage broker tonight who is getting two quotes for good solicitors he knows to see which one to go with. So hopefully get an Agreement in Principle and two forms of ID/Address to the estate agents by tomorrow

6 weeks is pushing it especially with the run up to christmas
Personally I would get christmas out the way first and start in January afreash
