didnt know that, ill check, but i think its not included, was told the lease pays for repairs and maitance in the courtyard only
the insurance isnt much, so its no problem, but if i can save it i will

IIRC it depends on lots of things, no cut and dry
ie if you own a flat (ie bought with mortgage not rented) then u wudnt need buildings ins as mgmt company would cover it and then youd maybe get a service charge
some people own houses that are leasehold (ie council houses purchased by the tenants)
A coachouse i would say you would probably need ins for your bit but then why should you be responsible for the garages of other peoples... tricky one but id deffo check up on it
