What's the actual procedure?
How long can it be before walking in the estate agent's and actually moving in?

2-4 weeks on average I'd say.

Do you have to give notice before you move out?
Is there a certain amount of time you HAVE to rent for?

Usually 6 or 12 months Kathryn with a month notice during which you need to allow people to come round and view.
Read the contract.

Took me about 3 weeks from credit check, form filling to moving in last time. That was due to gas check cert though.
Will depend on if anyone's in there now and there move out date.
Standard contracts are 6 or 12 months as Ian says. I got a rolling month by month after six months with one month notice needed.

It's a brand new flat, so would be the first there.

Same as me last time, make sure Gas checks are all sorted in plenty of time.

Ours took 3 weeks but that was because we wanted to move in on a specific date. Think they said it would have been done in 2 if we wanted it

Dont you usually pay a deposit or months rent in advance? If so be prepared to pay out alot in the 1st month!

ok ok
if going through a private landlord..
you will pay ONE months rent in advance.
a holding deposit of one month as well, the landlords cannot just keep the depoist. it has t be put into an INSURACE BACKED DEPOSIT SCHEME, or a CUSTODIAL DEPOSIT SCHEME, this potects the depoist from landlords who don't give it back at the end of the tenancy. (This will happen if you go throgh an agent, they should do it this way)
http://www.oyezformslink.co.uk/deposits.asp
A way around this is if a landlord asks for ADVANCE RENT.
IE: an extra month on top of the 1st month you have paid.
contracts usually start at 6months +
I do all mine at 9months now as 6 months came round to quick.
at the end of the contarct.. lts say 6months, you can either take on a new contract for a fixed amount of time.. ie another 6months.
Or you can let the first initial contract just carry on, this will then allow you justgive one months notice before you leave.
if you leave before you're contract term is up.. ie: move out on the 4th month of a 6 month contract you will loose your depoist/advance rent.
the best contracts are the OZYE contracts as theseare recognised by solicitors if you need any help with anything!
