Think I may go in at £105,000 then and see what the answer is. Apparently it's an old ladies house, She's moved out and the estate agent reckons she'll need to discuss the offer with her family.
I hate this part, I'd much rather deal face to face and haggle like I would with a car.

Well we had an offer of £106k rejected so I made a final offer of £108k which was accepted.
The survey has been done and we have had the mortgage offer today, I can't get hold of my broker and was wondering what is the next step?
Do we instruct the solicitor to start the searches now and let the estate agent see the formal offer?

Should really have instructed solicitors at the same time as the survey but you've actually done it probably the best way - covered yourself in case it fails survey. Tell the agent you've had your mortgage offer through and say you're just waiting on docs from the solicitors. Ideally go in to the solicitor's office to present ID and make initial payment to speed things up. Have you signed the contract yet? If not you still have a few weeks to go.

No not signed anything yet. We did get a letter from the solicitor last week.
In the letter he says he will contact us when the contract documents/mortgage offer are accepted.
We only received the mortgage offer today.
So we should go to the estate agent with the mortgage offer then and instruct the solicitor?

wouldn't bother going to the agent, just let them know you've had the offer. The solicitors will need confirmation of the offer so put them in touch with your mortgage guy sharpish. None of them pick up phones, they usually just use postal communication so you'll need to badger them to push it through. Ask your solicitors what they need from you and make sure you provide the info/payment etc asap to keep things moving.

Everything is on track now, My broker was busy on some deal or other. He's available at the other end of the phone now.
Just waiting for the venders solicitor to send the contract and contents list to my solicitor now.
Hoping to have the keys by the 17th September. Just got to sit on my hands now and wait

I didn't want to jinx the deal by posting pics before I have the keys but i'm getting fed up waiting so balls to it

Bathroom, It's a good size but the suite really has to go. Spa bath and walk in shower are planned.
May keep the pole for the Mrs to entertain me whilst I soak in the spa bath
Living/Dining room.
All the sauna wood and mock tudor batterns are going straight away, Along with the 70's chimney.
My favourite part of the house.

Looks like a decent project place. If it was me I'd scrap the lot and get it back to bare walls and start again.
WTF is that pole doing in the bathroom as well

Eventually the whole house will be gutted but as we're first time buyers things will be done when finances allow.
First thing planned is a rewire and skim in the the living/dining room. Everywhere else will just have to be patched for now.
Next will be the bathroom.
The kitchen will do, We'll change that last.
We're buying from an elderly woman who's in a home now so I guess the pole was for her to exercise

Looks like a major project. Would love to play with something like that.
As you say it will take a while. If you are re-wiring the whole place, put in some a couple runs of Cat5 at the same time. Can be very useful for sending video around etc.

It is a big project but should be fun although hard graft.
Good idea Rob, I do intend to install a camera system so the extra cabling will come in handy.

Totally agree, The only room that is livable is the kitchen and even that i'm not happy with.
Over the next few years every room will be gutted as finances dictate, The living room and main bedroom will get done, along with the re-wire before we move in as those are the main rooms we'll use.
I already have the paint for the garage so 'my room' will be ready straight away

The porch has a couple of broken tiles near the front door.
I haven't noticed these tiles on my travels. Does anybody know if they're still available anywhere or a style name or make of them?

I'm actually itching to get the keys so I can start ripping it apart.
I've booked 2 weeks off work in october so can get cracking then, My cousin is a joiner so we'll manage no problems.
My first plan is rip all the wood off in the living/dining room, then all the mock tudor wood in the hall, stairs and and landing. Get the rewire done and at least a skim in the downstairs walls.
All that worktop crap is coming straight out. The fitted wardrobes will stay for now until we sort out the bedrooms. The bedroom will just be quickly papered/painted for now.
Just wish we could afford to do the bathroom before moving in

No pics as it stands but we've had the keys just under 1 week and as i've not had any days off yet work on the house has been limited.
I'll try and get some pics tomorrow, I'm off work for 2 weeks now. In that time the rewire should be done and at least the living room skimmed.
