If I'm putting in 100k in and want a 20% return it means I'd be looking to sell for 120k
The Market in my area is fine

Yes, and how much did you buy the flat for? 80k, 50% of which is 40k.
So 80+40 =120.

Yes, but the fact is that is a 50% higher price for the flat, which in the current market is some going.

If you had the money just sat there, look at buying. No mortgage and money coming in every month. (Some Estate Agents do a guaranteed Tenant Scheme)

I already own a large 3 bed house I am doing up and live in.
The shitty flat was just for an investment idea, the buy to let Market is going to explode IMO with there not being enough rented property arround.

The buy to let market is peaking now I believe. Rents are through the roof as people have found it harder to get mortgages so landlords have wised up to it.

Due to people not being able to get mortgages there is a shortage of rented properties. With average rent prices continuing to rise it is becoming attractive for investors IMO

Mortgages are becoming easier to get again.
Don't think we'll be back to the days of btl investors buying property are massively over inflated prices for a while.

Yes I agree with you there John, I still think I'd make an ok return on 100k in a year though doing up a lower end property myself.

You would prob get a good return in a year, but not 20%.
However, sit on it for 5 years and you will have a very nice return, renting it out, then the increase in capital value.

From what I understand, you give them money, and you get put into a "raffle" every month I think, you can win upto £1m

My Nan has got them, told me she wins a few hundred a year and has won a couple of fairly large prizes, (couple of thousand), haven't got a clue how much she has got in it though, Im guess you need large amounts to win decent amounts?
