NHBC agents just want to get in and get out asap, I meet an inspector atleast twice a week, and they pass some right shit builds, but I understand what kerry's point is, but the mortgage company don't see what goes off on site, British building companies are a disgrace, hence why I travelled the continents in order to avoid all that crap and sort my own pad out, I didn't want to go to Kenya/Nevada etc.... but the end result inspired me to do it, and I'm glad I did.

Look on rightmove.co.uk for new builds in your area.
In general new houses tend to be smaller than older 60's/70's room size wise.

The way building is going, is greed, a hell of a lot of companies build 3 storied houses simply to enable more plots on the land, more plots = more money. Now if you have a good measure round a 90's Redrow/Bellways/Beazer/Bryants home you'll find there is more square metreage space than a newly built 3story house, because it looks taller, doesn't mean it's bigger, but people are suckers and will just buy anything that sounds good.

David Wilson Homes
http://www.dwh.co.uk/home.html
I'm a Site Manager for them, they have first time buyer schemes in some areas.
I used to be a Brickie and some of the work is real crap depending on different companies, but if they are NHBC registered there are a million and one checks you have to pass to get it ready to be handed over. Are in-house examiner is worse than the NHBC geezer he fails you on anything
But then again when the customer gets the house it is spot on

I wouldnt buy a Taylor Woodrow house for shit!
They are trying to build far too many houses at the moment, their annual target for the north west is something like 1300 units
Your better looking at the smaller house building companies if you want something of decent quality/value for money
