Ok now that I almost have a blank canvas with regards to my garden, I need:

30 tons hardcore
40 tons soil
90m of fencing
double gaarge
single gate and double gates

any good sites to buy pre-fab garages off and nicewooden gates (6ft ones)

1500 fence
1k gates and wall
1k soil/turf
3k garage
2k plants/drains/slabs etc
500 decking

only problem having a stupid large garden lol

You think spending 9k on the garden will see a return when you come to sell up?

Or are you planning on stopping here a while? Just seems alot to splash on a 1st home!?

I would say a double garage will add a fair amount of value? Another good way of adding extra value if you have the space to spare is a conservatory
