Yeh it's certainly dodgy . I only hit internal wall foundation .the external is roughly another foot or two deeper . I half expect to go for a piss in middle of night open bathroom door and to fall into garden.

Well I'll do it right but not informed building control . I intend on selling the house so the new owner can do whatever they wish with it . Like when I did the loft conversion I took pics of all the steps incase anyone wants to get retrospective planning

I do believe it cannot be advertised as a habital space until BC have signed it off. Like a loft conversion. It is a 'room' until BC agree, then it can be classed as a bedroom.
Common sense wise, if I came to buy it, and you said to me, this due to BC is just a room, but we used it as a bedroom. I would think, shit, I can use this as a bedroom

Yeh your right . One of the reasons I didn't bother with this or the loft is that they would of changed my council tax band . As for saying it's a 3 bed or a 4 bed who asks ? Every time I have bought or sold I have never questioned or be questioned. I'll tell the estate agent it's got four bedrooms and whoever views it will have to make their own mind up

IMO thats the wrong way to go about it.
If you advertise as a 4 bed when solicitors ask for all the paperwork they will expect BC completion certificate for any extensions / alterations. If its not there then it will get flagged and you may have to pay for indemnity insurance to cover the lack of BC for it or you might loose your buyer.
Personally if I was buying it and it flagged that it didn't have BC to me that say 1 thing. They have cut corners.
If you are doing it properly then getting BC is only a few extra £100

Just started back on this. Lugged out 12 or so huge slabs with two of us , mega hard work. Then out come jackhammer and went down another 3 inch further than before, this doesn't sound much but it took a lot of buckets. My garden is now about a foot higher and full of shale. Today I got the dpm down and the trusty ready mix wagon arrived at 12. Tamped it all down but it's still piss wet thru and not ready to float up. I have a funny feeling it's going to be a midnight job which has fucked my plans on getting pissed. I will try upload pics

Only a little bit.. Takes ages to kill a tree through, the longer you can leave the root submerged the quicker if will die.
