I've found a house which i like the look of.
It's currently on the market for £214,950.

I've already put an offer of £190,000 which i knew they'd refuse. Then put an offer in for £205,000 which they also turned down.
The estate agent told me that the lowest they're willing to go down to is £212,000.

What do you think i should do next?
Bear in mind that this was all yesterday.
Should i play the waiting game for a little bit longer, then stick another offer in? Say, £208,000?

Id imagine they would accept £210k.

How long has it been on the market?

Estate agents gave me a shit answer of "not very long".
They've already reduced the price, but again, i'm not entirely sure what they've reduced it from.

1 11/04/2007 £172,000
2 15/12/2006 £165,950
3 08/12/2006 £176,000
4 31/03/2006 £176,500
5 01/12/2005 £165,000

Its number 4. Thats how much they bought it for back in 2006.
I can see that they've done a fair few improvements ie. kitchen, flooring, etc.
But, i don't want to get ripped off.
Its a huge jump in market prices there.

If they turned down £205k put an offer in for £203k with a note telling them the cash is waiting, and that it'll be £201k next week.

if someone did that to me i'd just tell them to fuck off then. saying that, you never know what their situation is so it might be worth a shot.

you don't know their situation and they might be willing to wait to get what they want for the house...Out in 210k which is only 2k under what they said is the minimum they would accept...

Scotland is better as it's either fixed price or offers over, none of this going lower crap...

Not when you're having to offer 100% over the asking price to get a place, thats whats happening in Aberdeen with some properties I've been interested in buying.

House prices are already too high, banks in difficulty obtaining cash in order to lend, inflation still not on target - this is not a sellers market!

£208 refused
£212 is what the seller wanted, down from £215.

He said he'll meet me half way, £210,000
Going to call back tomo

Hopefully, i've just bought my first house, woo!

When he takes it off the market, tell him you were lying about the extra 2 grand.

He might have held out for the extra from you because you put in such a stupid 1st offer, thats what happened with my mum and dads house.

Came to a final agreement this afternoon...

209,000

But, its not over until survey and papers are signed etc.
