Had one round last night to take all the details of the house soc an be put on the market and they offered the HIP to us for £240 , didnt want the hassle so just said yes. Then says he needs payment of the HIP even before its on the market?
Surely thats not right, i thought you only needed the HIP when you exchanged contracts.
Paid already as wanted it sorted as want to sell asap, but looking at the housing market in my area its a bit slow lately.

No, you need it beforehand to save the hassle later on of a buyer discovering something they don't want to find.
Not that the HIP covers much TBH.

its a bit of a dodgy system atm tbh. i've heard that plenty of buyers are still having an independant survey on houses that have a HIP as they can't be trusted.
