Well,

I had it valued by an estate agentess who is married to an old mate of mine, and signed the instruction papers

Anyways, value agreed at £127,995 after an estimate of £125-130k...and the HIP for the princely cost of £30.

So, after 6 months of hard DIY......Let the fun and games begin
