We currenty have a mortgage with Halifax but were on shared ownership and currently only mortgage 50% of the property and pay rent on the rest. We want to mortgage the full property as soon as possible and have enough deposit to do it at 95% LTV.

We have been to see Halifax and Natwest(who we bank with) who have said they are only offering up to 90% LTV. We are currently saving the other 5% but this represents about £7K and will take us until the end of next year to get together.

Looking on Halifax's website, they offer lots of 95% deals so i'm confused as to why they can't help us?

Did you ask them about this ad and why you don't quality

No this was last week and i only just seen this from a google search of 95% mortgages.

It does come under the section 'renewing your deal' and i would imagine in our case to mortgage the rest of the property it would be a 'rearrangement' or a 'remortgage' of some sort, i wonder if thats why they didnt mention it.

They are now phasing out the 90% deals. I think it is extremely unlikely you will find any 95% deals. New buyers for Shared Equity have to have an even larger deposit too.

My rearrangement wouldn't let me have mroe than 85% LTV (even after offering me 90%LTV!!! Then realising they couldn't)

I would be surprised if anyone offered you 90%, let alone 95%. I had to make a payment of £1200ish to drop my mortgage account to below the 85% level to qualify

when we got our mortgage 6 months ago, 90% was the max LTV with halifax and natwest.

I thought this was the case, and seems to still be, its just the deals on that link that got me thinking otherwise.
