How much leeway is there for going in under the advertised price with a builder.
its a fairly sought after development and I'm surprised this one plot is left, so guessing none. no experience of it though so not sure.

I got 35K knocked off a 200K house with Bellway. Did a bit of research before hand. Zoopla etc.. and seen they were struggling to sell. House prices back in June last year were rock bottom and a cheeky offer later is was accepted. I could have got the house for 5K more if I wanted carpet  . No thanks.

They won't put a percentage markup on anything.
Anynoffer is worth a go. If they want rid of the last plot on a development they might take it just to free up the capital. On the other hand if they think it'll go soon they'll say no. Totally depends on the site and how long it's taken to sell the rest.
The only way you can find out is to try.

It's not the last plot on site, it's the last one that's been released so far and the last of the 3 beds, the rest of the development is all bigger.
Might have a think about it and stick a cheeky offer in to gauge reaction.

Stick an offer in and see what they say, you might be surprised. As I say, they might accept something well below asking just to get rid.
