Renovating a flat just now and we had an estate agent round. She advised against varnishing the floorboards, and said carpets would be much better.
Whats your thoughts?
Its a 2 bedroom flat, BIG rooms, huge kitchen and 5m by 5m lounge. I plan to do all the floor boards in a light/medium oak finish (they are in good condition, pretty flat with very little scores/marks. I've done one room as a test and they sanded/cleaned up pretty well). All rooms just painted Magnolia with white wood work. Doing it up to sell.
I think she's talking mince but thats just my preference.

If you are doing it to sell, then definitely spend time getting the floorboards up to tip top condition. My sister has them in her house, they were freshly done when she moved in and it looked a million bucks. scratched to death and looks shit now mind
If it's currently furnished you could get a big rug so it's a but half and half, let the buyers see what it could look like either way?

For me would depend on the position of the flat.
Hardwood floors over timber joist floors would be noisy as fuck for people below.
More solid construction maybe not so much of a problem.
Personally I prefer the warmth of carpet and would go for that.

Like Colin and IVIark, i couldnt have carpet downstairs , but hate the wooden flooring in the bedrooms!
Solid natural wood flooring I love though, and with it being a flat i would be tempted to do wood throughout

I've got carpet in the bedroom and Karndean everywhere else. Wouldn't have it any other way so I'd agree with Kathryn W, Colin and IvI

just doing the floorboards throughout the flat. Will prob opt for lyno or laminate as there is a crudely cut hatch in there.
Working on the kitchen today. All the base units are now fitted, so will build the tops.

Used to have a place with kardean through out, brilliant for the first month, then realised it was awful

I also prefer carpets everywhere (apart from bathroom/kitchen obviously), wood flooring is nice and everything but its cold in the winter.
And what is this karndean, never heard of it before

Is this to sell on or rent out? If it is to rent out I'd stick with the floor boards. To sell I'd go with what was mentioned above and stick some carpet in the bedroom then that lets the buyers decide what to do with the rest of the house.

Sorry, I meant just to put carpet in the bedroom only as mentioned above. Leaving the rest of the floor boards as they look pretty decent. Looks pretty decent now, obviously all the practice on your own place has paid off!
