I have been thinking about setting up on my own doing web site design etc.
Not sure if I would have the balls to go through with it though, the prospect of having no fixed source of income till the business is up and running seems rather daunting!

a few years back i set up escort and orion centre selling used parts and the market was massive........then the place i used got knocked down and land sold by bloke i rented off so i sold up and couldnt be assed finding somewhere else with equivilent overheads as cheap as them...
id do it again though but with somethin different probably involving used parts that are like rockin horse shit

my m8 used to ave avokswagon breakers,
hes made now, and sold it for sumthing very stoopid, very hight price.
he used to get al the old bettles in from al over the place, and wud pay next to notihng for em and sell em on to punters for ridiculous prices

Kerry put it back into small one and two bed property and rent them......easy easy money and something to sell if you need the money in a hurry.
Get a fixed small percentage mortgage fixed for 5 years. If the interest rate suddlen goes sky high you will be ok.
Trust me easy money.
BTW my 3 bed semi cost £150K......shocking!!

i was rentin it but the house prices went silly high, eg i bought the house only 6 years ago for 25k so its more than doubled in that time. rented to my mate and she moved so tennancy was simple...cant be assed doin it again and if i use an agent wot i make a month i could probably make more in investement without the hassle 
start on ure own and from home is the best way thats wot i did

if you buy a couple of small properties and look as it as a job not a side line its worth doing. Hassle yes but you win in every way. As for agents...stay well clear money grabbers. University lists are better. Money is gaurrented and you get no hassle. You may have to re-decorate and change flooring each summer but that is easerly covered by deposits if its there fault or the rent they have paid.
Owning a buisness of your own is very risky at the moment especially with a chance of a resession coming soon.
