It may say for example £300 pcm in the ad , but what else would you need to pay for over this ?

£300pcm near me would get you an unfurnished flat. thats all.
everthing else is extra, infact it works out cheaper for me to buy my house than rent the one further up the road.

From my experience you are almost better off buying than renting as depending on what kind of mortgage you get it ends up costing the same as rent in the end.

never seen anything for £300 round here. cheapest crap heaps are around £500. essex sucks
