The time has come to write a tenancy agreement and have a solicitor look over it before being signed.
Can people recommend where to get a template from?

Correct me if I am wrong here but comments such as you have just posted, is this not part of the reason cs is starting to die off.
I asked for advice, if your advice is to get a solicitor to do this for us then brilliant, that's decent advice.

I just use one which I got from WH Smiths; no need for a solicitor; I ultimately want to add a couple of clauses but it's worked fine up to now.

Have a look at landlordzone.co.uk but also national landlords association, they have them to download. Don't put any clauses in yourself without having a solicitor check first.
Make sure you're up to speed with the deposit legislation too. Include the prescribed information form at the end of the tenancy agreement and ensure each page is signed. Also print off the terms and conditions from the DPS and get the tenant to initial each page. The PIF and t&s's are available on the DPS website. If you don't and you get an arsehole tenant it'll be an expensive lesson.

buy your Short Hold Tenancy forms here... then you don't need to get a solicitor to look over it
